Augusta-area home prices fall slightly in September, with houses for sale in high demand

In Richmond County, homes for sale had a median price of $130 per square foot, while Georgia's was $181.

A typical Richmond County home listed for $221,225 in September, down from $221,250 a month earlier, an analysis of data from Realtor.com shows.

The median list home price in September was up about 31.9% from September 2021. Richmond County's median home was 1,727 square feet for a listed price of $130 per square foot.

The Richmond County market was busy, with a median 45 days on market. A month earlier, homes had a median 39 days on market. The market added 260 new home listings in September, compared with the 266 added in September 2021. The market ended the month with some 321 listings of homes for sale.

The median home prices issued by Realtor.com may exclude much, or even most, of a market's homes. The price and volume represent only homes that are single-family homes, condominiums or townhomes. They include existing homes, but exclude most new construction as well as pending and contingent sales.

Home prices in Columbia County, Georgia, rose slightly, to a median $370,000, from a month earlier. The typical house was on the market for 55 days, from 47 days a month earlier. The typical 2,467-square-foot house had a list price of $152 per square foot.

Home prices in Aiken County, South Carolina, fell 2.1%, to a median $308,490, from a month earlier. The typical house was on the market for 49 days, from 50 days a month earlier. The typical 2,119-square-foot house had a list price of $158 per square foot.

Home prices in Edgefield County, South Carolina, fell 1.2%, to a median $318,250, from a month earlier. The typical house was on the market for 73 days, from 58 days a month earlier. The typical 2,141-square-foot house had a list price of $157 per square foot.

Home prices in McDuffie County, Georgia, fell 5.7%, to a median $199,900, from a month earlier. The typical house was on the market for 37 days, from 44 days a month earlier. The typical 1,785-square-foot house had a list price of $125 per square foot.

Across metro Augusta, median home prices fell to $312,265, down 0.5% from a month earlier. The median home had 2,103 square feet, at a list price of $151 per square foot.

Across all of Georgia, median home prices were $394,900, falling 1% from a month earlier. The median Georgia home for sale had 2,198 square feet at list price of $181 per square foot.

Across all of South Carolina, median home prices were $355,257, falling 1.3% from a month earlier. The median South Carolina home for sale had 1,979 square feet at list price of $189 per square foot.

Across the United States, median home prices were $427,250, down 1.3% from a month earlier. The median American home for sale had 1,875 square feet, listed at $220 per square foot.

The median home list price — the midway point of all the houses or units listed over a period of time — is used more often in this report instead of the average home list price because experts say the median offers a more accurate view of what's happening in a market. In finding the average price, all prices of homes listed are added and then divided by the number of homes sold. This measure can be skewed by one low or high price.
